🔰 What are some of your motivations that drive you to achieve this ERA Diamond award?
I made a mid-career switch to real estate as I wanted to ‘do my own business’. And I am motivated to do well so that I know I made the right decision in taking the risk.
Also, seeing my colleagues achieve their diamond awards and listening to them share their experiences also further motivates me to join the ranks.
🔰 What does it take to achieve this award and what it means to you?
Real estate, like any business, requires perseverance. There are many factors and external influences that often pose challenges: whether it’s FB campaigns that generate bad leads, competition, or even unforeseen circumstances that cause potential deals to fall through.
It takes resolve and a ‘never give up’ attitude to overcome these challenges and disappointments. Having helpful and encouraging teammates help a lot too. So when I achieve my results, I am always grateful to my colleagues that have given me much support.
🔰 Where were your closings? What were the challenges faced and how did you overcome them?
My achievement for May was due to the sale of a D10 condominium. This client had responded to my social media campaign to buy value homes. When we started speaking, he wasn’t sure where he would invest in and was looking at brand new launches that he could flip in a few years.
I put together a list of 4 to 5 suitable condos after a face-to-face meeting and brought them to view. Over the course of the viewings, I learnt that they were spending about $100,000 a year in rental.
So I suggested that they consider soon-to-TOP condos, and they could save $300,000 over the course of 3 years. They agreed and I brought them to Sloane Residences, which met all their requirements.
🔰How does ERA, Preeminent Group, and ALD make a difference?
This was a lead from digital marketing and what differentiates Preeminent/ALD is the focus on digital marketing. I was never active in Social Media before joining ERA but very good training was given during COVID lockdown last year and this equipped me and gave me the confidence to embark on it.
Now, I firmly believe in digital marketing as a form of lead generation and I would encourage colleagues to use it. One caveat is that digital marketing comes with lots of duds and fake leads, lots of disappointment. It’s all part of the process.

Firstly, Alex Lim, who often generously shares his knowledge and experience. My mentors, Alan Kong and Eileen Lim who provide me with the much-needed words of encouragement and support.
Glenn Kee, my excellent tagger for Sloane Residences. And all the wonderful taggers who have educated me on the various projects - you know who you are. I look forward to bringing more clients over so that we can close more projects together!

Don’t lose faith, trust the process and never give up!
