What are some of your motivations that drive you to achieve this ERA Diamond award?
The motivation which drove me towards achieving the ERA Diamond Award is definitely my Family. They are the reason why I work hard and persevere all these years so that I can provide the best for them.
What does it take to achieve this award and what it means to you?
Be Persistent and Persevere especially during hard times. You should always be consistent and work hard in what you are doing. This award is a recognition of my hard work and dedication to my family and clients and it is truly a great milestone in my career.
Where were your closings? What were the challenges faced and how did you overcome them?
I closed a Landed property, a 5 bedroom New Launch, and a HDB.
Landed
The Sellers have a few agents marketing their unit for quite some time before I came in. They did not want to give exclusive initially as they had an unpleasant experience with their previous exclusive agent and they felt it was unfair to agents that have been marketing their unit. I knew I was not in a good position compared to the other agents. Not only that, the price the sellers were asking for was much higher than the previous transacted. So I told myself these “I have to do it differently from the other agents! I have to come out with a strategic plan for my Sellers!” Following our team's 13-Step intensive listing marketing strategies, I managed to sell the unit off at my Sellers expectation.
New Launch Project
The buyer had initially some issues with their loan application. I have to consistently coordinate and communicate between the buyer and banker. After months of coordination, I'm happy to be able to help the buyer finally get his loan approved. I believe understanding clients finances and being able to find alternative solutions is important for them to make their purchase. After being meticulous with detailed financial calculations, the buyer was assured to buy safely and prudently.
HDB Resale
After meeting up with the Sellers, they were convinced of my marketing strategies with our ALD Exclusive Marketing Toolkit that I presented for them. Within two weeks, the unit was sold $10k above their expectation. The sellers were so happy with me that they rewarded me with higher than market commission.

Is there anyone whom you wish to show your appreciation to?
Firstly, I like to thank my boss Alex Lim SS and my manager/partner Alex Lim CX for bringing me into Real Estate. Without them asking me to join Real Estate, I would still be at my 9 to 6 job.

Be positive especially when things are tough!
